A home whose basement flooded every time it rained, fixed at the source with a French drain and a full regrade that pulls storm water off the foundation and toward the back of the property.

Every time it rained, this homeowner's basement took on water. The cause was not the basement, it was the yard. The ground around the house had no slope to carry storm water away, so rain pooled against the foundation and worked its way inside. A basement that floods with every storm is almost always a grading and drainage problem, and no amount of sealing or patching on the inside fixes it until the water outside is given somewhere else to go.
The work
Our crew solved it at the source with two things working together. First, a French drain: a buried, gravel-wrapped perforated pipe that intercepts water in the ground and carries it away from the house. Second, a full regrade of the yard with heavy equipment, raising the ground around the foundation roughly seven inches and shaping a consistent natural slope, a minimum two percent drop, that pulls every storm off the house and toward the back of the property. The new surface was compacted in layers for stability, then seeded so the lawn locks the grade in place, and the downspouts were directed to discharge onto the sloped surface instead of dumping at the foundation.
The result
The basement stays dry now, rain or shine. Instead of collecting against the house, every storm runs the way water is supposed to: away from the foundation and off the property. It is the kind of fix you stop seeing once the grass fills in, but the homeowner feels it during every heavy rain. Solving a wet basement from the outside, with proper grading and a French drain, protects the single most expensive thing on the property, which is the house itself.
